Are you a property management company?

No. We are not a property management company. Nexu House is your operating partner: under a private agreement we operate your home, run a high-occupancy rental strategy, pay you a set amount each month, and handle everything ourselves. You don't pay us — we pay you, and our compensation is defined in our agreement.

Who signs the agreement?

You and Nexu House enter a private agreement. We take responsibility for operating the home during the term, and you keep ownership of the property the entire time.

Question 3

How and when do I get paid?

You receive a predictable monthly payment on the 15th of each month — the same amount whether the property is fully occupied or between residents. Vacancy risk sits with us, not you.

Question 4

Do you help get the home ready?

Yes. As part of our prep and setup, we coordinate painting, repairs, cleaning, and a furniture plan so the home is ready to perform from day one.

Question 5

What kind of properties do you take?

4 to 8 bedrooms, ideally with multiple bathrooms, in our active markets — typically within a 20-minute drive of a major university or hospital system. The bigger the home, the better the fit.

Who pays for furnishing?

Furnishing is the owner's expense. A furnished home often performs better, so when it makes sense we'll help you plan it — and we offer special financing programs to help you spread the cost if you need them.

Question 7

Who lives in my property?

Vetted residents — every applicant is background-checked and income-verified before move-in. No party crowd, no short-term Airbnb traffic. We handle the resident relationship, so you don't deal with it at all.

Question 8

What about damage and maintenance?

We handle day-to-day maintenance, cleaning, and turnovers during the term, and we carry general liability insurance. Major structural and building systems remain the owner's responsibility, as in any standard rental arrangement.

Question 9

How long is the agreement?

Typically a 12-month initial term, then month-to-month, with 60 days' notice on either side. We confirm the exact terms for your home on the tour.
